Turkish Republic of Northern Cyprus covers the Southern part of the Cyprus Island – the third biggest island in the Mediterranean Sea after the Sicily and Sardinia. The capital – Nicosia.

Neighbouring countries – Turkey, Greece, Syria, Egypt, Israel and Lebanon. Two national languages – English and Turkish – are used in Northern Cyprus – the former English colony. Decency and kindness of the local people is of English nature. The prices of real estate, prices in the shops, restaurants, and hotels are 3-4 times less than in Southern Cyprus, although the quality of services is higher. In recent two years, the prices of real estate increased approximately 30 per cent a year. The residential building may be rented with the help of real estate agencies. Real estate in Northern Cyprus is now marketable because of wonderful conditions for vacation and because after joining the EU, the prices of residential buildings equalled with the prices in Southern Cyprus, Spain and other countries in the Southern Europe. There still is lots of untouched and not built coast in Northern Cyprus, where the land can be purchased quite cheaply. Investments to various business projects, such as casinos (they are forbidden in the neighbouring Turkey and the Arab countries, therefore their citizens visit Northern Cyprus on week-ends), leisure centres, construction of hotels, real estate are viable. Please note that crime rate in the island is only 0,02 per cent, the local citizens do not lock their cars, cottages or villas.

In Cyprus, everyone may purchase land and real estate for personal property with a right of inheritance. Furthermore, buying real estate in the island, foreigners gain the right to live there with their families.

Northern Cyprus uses the demand of real estate between the foreigners. The main purchasers are British; Turks, Israeli are also active buyers of houses; the Greeks of Southern Cyprus have purchased one third of all objects. The coast closest to the sea is already built, mostly with hotels. In order to attract the foreign capital to the Turkish Republic of Northern Cyprus, the Government develops special means and creates favourable conditions for foreign investors. In order to simplify the bureaucratic procedures for foreign investors and companies, special structure is designed, cooperating with foreign investors. Investors are free to use various privileges, e.g. the right to customs free import industrial devices, machinery and necessary vehicles. Converted currency is brought in and out with no restrictions.

 Evaluating a very comfortable arrangement of Turkish Republic of Northern Cyprus in the Mediterranean Sea, the country may be classified as a potential international port of this region.

Today the real estate market of Northern Cyprus presents the objects for the most demanding needs: starting with the studies and flats in the blocks to the individual houses and luxurious villas in the greatest corners of the coast of Cyprus.

The conditions of sale of real estate in Cyprus are the same for everyone, no matter what nationality you are. The contract may be formed both personally and with the help of a lawyer. The construction works are fast and high quality in Cyprus. The so-called multi-floor construction does not exist in Northern Cyprus – every project is fulfilled individually. Because of seismically active zones, special technologies are applied during the constructions. Many famous local designers work in this field, some of the projects are ordered abroad. Because of the hilly nature of the region, most of the houses have views to the sea and mountains. The island is rich with constructional materials – local granite and various species of wood are great for decoration of facade. Furthermore, houses are sold with full interior and have some furniture. Buyers can also purchase objects with all furniture.

Turkish Title – the title of land property up to the 1974. It is the internationally recognized title of land that was the property of Turkish Cypriots up to the 1974. This land is totally safe to purchase and guarantees the 100 per cent ownership to the owner.

Exchange Title – the land that was changed by Turkish Cypriots to the same land plots that they earlier left in the Greek part. The price of this kind of land is lower than the Turkish land title.

Turkish Mainland Deed TRNC Freehold Title – Freehold Title was issued by the Government of Northern Cyprus as a result of land nationalization. Now this land is a legal property of the Turkish Cypriots or foreigners.

Land for long-term lease is granted by the Government of Northern Cyprus for the duration of 49 years for various purposes. This kind of land is suitable for the clients who do not overestimate the importance of land handover (for example, at the moment this kind of land is extremely popular between elderly British). The price of such land is lower than the land with latter titles. We would not recommend buying the land without title.
